What is a Khata?

A Khata is an official BBMP document that identifies a property and its owner for property tax purposes — essential for all property transactions in Bangalore.

A-Khata

Properties that fully comply with building bylaws and are assessed under the BBMP's A register. These properties can get building plan approvals and bank loans easily.

Fully Compliant

B-Khata

Properties on revenue layouts or with building violations are listed on the B register. They face restrictions on loans, building approvals and sale unless converted to A-Khata.

Restricted Status

e-Khata

The Karnataka government's digital Khata system introduced through the Kaveri 2.0 & Sakala portals. Carries the same legal validity as physical Khata — now mandatory for all new registrations.

Khata FAQs

Everything you need to know about Khata services in Bangalore

A-Khata properties fully comply with BBMP building bylaws and are on the core assessment register. They qualify for building plan approvals, water/electricity connections and bank loans. B-Khata properties are on a secondary register — often revenue layouts or properties with plan violations — and face restrictions on loans and official approvals. We can assess your property's status and assist with B-to-A conversion where eligible.

Under the Sakala scheme, BBMP is mandated to complete Khata transfers within 30 working days of application. In practice it can take 45–60 days without active follow-up. With Stepwise handling your application and following up regularly, we aim to complete it within 30–40 working days.

e-Khata is the digital version of the traditional BBMP Khata, issued through the Karnataka government's Kaveri 2.0 and BBMP portals. Since 2024, all new property registrations in BBMP limits must be linked to e-Khata. It carries the same legal validity as a physical Khata and is required for loans, building approvals and utility connections.

Most nationalised and private banks will not sanction home loans against B-Khata properties since they lack full BBMP approval. A few NBFCs and cooperative banks may consider it at higher interest rates. The best approach is to get the property converted to A-Khata before applying for a loan — our team can guide you through the conversion process.

Yes. After the sale deed is registered, you must apply for Khata transfer within a reasonable time. The Khata in the seller's name cannot be used for your property tax payments, loan applications or future sale. Delaying this can create complications — we recommend initiating the transfer within 3 months of purchase.

A Khata Extract (Form 11B) is an official document from BBMP listing your property's details including owner name, survey number, dimensions and tax assessment. It is required when applying for home loans, obtaining building plan approvals, applying for water and electricity connections, and as supporting evidence in property disputes.

Our fees depend on the type of service (new registration, transfer, e-Khata, extract, bifurcation or correction) and the complexity of your specific property. We provide a fixed, transparent quote upfront — no hidden charges. Contact us for a free assessment and quote tailored to your property.
